Property Condition Assessments

Commercial building owners, real estate brokers, facility managers and property manager partners rely on TEAMWRKX to provide reliable property condition assessments for potential building purchases. Our inspection services described below adhere to the methods and standards describe by ASTM Standard E2018-01 for Property Condition Assessments.

  • Inspections - include a narrative accompanied with relevant photos of the property illustrating the conditions reviewed in the report.
  • Risk Exposure Review - comprehensive look at the facility’s exposure to physical risks including developing a business continuity and risk mitigation, disaster response, recovery and remediation service plans
  • Project Management - as an independent 3rd party, we provide project management services. We guide your project through design, bidding, plan check, permitting, construction, inspection and move-in
  • Reporting – a concise and thorough written report within a mutually approved time schedule

LIMITATIONS, EXCEPTIONS AND EXCLUSIONS:

Excluded from inspection is any system, structure or component of the building that is inaccessible, concealed from view, or cannot be inspected due to circumstances beyond the control of the Inspector, or which Client has agreed is not to be inspected. Unless specifically agreed upon otherwise between the Inspector and Client, the following are excluded from the inspection:

1. Building code or zoning ordinance violations. 2. Geological stability or soils conditions or structural stability or engineering analysis. 3. All wood-destroying organisms. 4. Interior partition walls; tenant improvements and non-building equipment. 5. Americans with Disabilities Act inspections. 6. Water testing for roof, wall or window leaks. Concealed roofing membrane integrity. 7. Concealed floor cracks and all underground components. 8. Product recalls or other such notices. 9. Specific components noted in the inspection report as being beyond the scope of the inspection. 10. Thermostatic, motion and time clock controls. 11. Permits or public records research. 12. Fire and life safety systems. 13. Elevators or lifts. 14. Building security and security systems. 15. Installation guidelines and manufacturer’s specifications. 16. Examination of conditions related to animals, rodents, insects, wood destroying insects, organisms, mold, and mildew or the damage caused thereby. 17. Personal property. 18. Removing equipment or component covers, panels or plates. 19. Services for inspecting or evaluating the excluded items listed above may be available from Inspector for an additional fee or from specialists qualified to inspect or evaluate a particular category or item.
